Do you have recommendations for locating a “Disney” Fishing Cabin?

The Cabin is coming from Disney’s Fort Wilderness Lodge and was built around 2000. Disney is changing out these cabins for brand new ones. Guests stayed in this cabin just a few weeks ago. It is about 520 sq.ft. 

Placement options include:

• Adding it to a current lot & home as an Accessory Dwelling Unit (ADU)

• Placing it on its own lot or land parcel

• Renting or subdividing a current land parcel for its placement


It would be great to have a location near or on the water (pond, lake, river, tidal marsh, woods) to make it a fishing getaway! However, I am open to ideas, different placements/locations and other opportunities.

How is the Market for SELLERS?

Contrary to our volatile fishing weather, our Spring Real Estate Selling Season is off to a Fantastic start. Here are three listings that I have under contract!

Of the 106 Amelia Island properties under contract 84 went under contract since the end of January with a Median Price of $759,000 from a list price range of $5,100,000 (oceanfront home) to $175,000 (a lot).

How is the market? 

There are 786 Active Listings in our local Multiple Listing Service (MLS) today (2/5/2024). 

This is traditionally a very low number for our Inventory! 

A normal count used to be closer to 1,100-1,300 active listings prior to Covid-19. During periods of the Covid pandemic, inventory here dropped to just under 350. With all the new homes and communities that have been built over the last few years, this makes the percentage of total homes for sale even lower comparatively.

Of the 449 Active Homes for sale in the MLS, 141 are on Amelia Island and the Median asking price of Amelia Island Homes is $1,050,000 (from range of $9,975,000 - $369,000. The Median number of Days-on-Market (DOM) for these listings is 67 Days (from Range of 415-0). 

Of the 308 other Active Homes in our MLS, the Median asking price is $618,950 (from range of $5,500,000 - $139,000) and their Median number of DOM is 59 (from Range of 360 - 0)
